There is a new development called Deering Park Innovation Center that will be up for the City Commission consideration on Tuesday April 22, 2025.

Deering Park is NOT Venetian Bay!

It is understandable for many in our city to be leery of a big new development after our very our bad experience with the Venetian Bay development. Please don’t make the mistake of jumping to a wrong conclusion. Please take the time to find out how different this new development is going to be.

The Alliance is strongly backing this new development and if you take the time to educate yourself on the many good things Deering Park has to offer, we feel quite certain that you will agree. The developers ( long time owners of this land) learned from the mistakes of Venetian Bay and have gone to great lengths to make this a true plus for New Smyrna Beach area.

Following are some of the highlights of the project:

  • Deering Park will be a combination development that includes a business park, residential component, sites for local government operations, retail space, and many nature reserves.
  • The business park must be completed before any residential development begins.
  • It is the intent to bring in high tech industries such as research and development and medical. NEW SMYRNA BEACH HAS A DERTH OF PROFESSIONAL CAREER OPPORTUNITIES FOR OUR CHILDREN AND GRANDCHILDREN. WE NEED THESE TYPES OF CAREERS HERE IN OUR COMMUNITY to enable our children to be able to live here and not have to go elsewhere to find good jobs.
  • Not only does this type industry benefit our children but it will provide a greatly increased TAX BASE to help run our city. We are currently upside down in our tax ratio with homeowners having to provide a disproportionate amount of the funding instead of industry providing the larger ratio.
  • The Deering family has owned this property for over 100 years and wants to keep the special environmental beauty and preservation. They are the developers instead of some outside group who has no personal or community interest in the project. The Deering family has had offers from many companies who would like to buy chunks and build tracks.
  • Many different kinds of housing and price ranges will be offered.
  • The Deering family has demonstrated for many years monitoring and control of storm water through a series of streams and catch basins. They are including in their proposal a bond that will ensure appropriate storm water in the Deering Park area will be removed from the Turnbull Creek watershed.
  • The plan includes 75% of the total acreage designed for permanent conservation with the remaining 25% for sustainable and controlled development that will connect to statewide conservation greenways.
  • Nearly a quarter of the property is being preserved and maintained as NATURAL VEGETATION AREAS at no cost to the city.
  • The roadways and pedestrian walkways will be tree-lined and there will be public bike paths throughout the community that connect to other established bike paths. Special pathways for golf cart type vehicles will be provided.
  • Centers appropriate for community gatherings and events such as art shows are planned.
